1. Acceptance of terms

Al acceder y utilizar el sitio web propyte.com y los servicios ofrecidos por Propyte S.A. de C.V. (hereinafter "Propyte"), you agree to be bound by these Terms and Conditions. If you disagree with any of these conditions, we ask that you do not use our services.

2. Description of service

Propyte is a digital real estate brokerage platform that facilitates connections between buyers/investors and developers or property owners in Mexico, primarily in the Riviera Maya and other high-growth areas.

Services include, but are not limited to:

• Publication and browsing of real estate developments and properties.
• Informational advisory on investment options.
• Financial simulation tools (for guidance only).
• Connection with affiliated advisors and brokers.
• Information about developers and their projects.

3. Nature of published information

Propyte acts as an information intermediary. Information on prices, availability, technical specifications, renders and property features is provided by the corresponding developers and/or owners.

4. Financial simulator

The financial simulation tools available on the site (including monthly payment calculations, projected ROI, estimated cash flow and future value) are provided for illustrative and guidance purposes only. They do not constitute financial, tax or legal advice.

Simulation results are based on variable parameters and assumptions that may not reflect actual market conditions. Propyte is not responsible for decisions made based on such simulations.

5. Registration and platform use

Some site features may require providing contact details. By doing so, the user guarantees that the information is accurate, complete and up to date. Misuse of the platform, including entering false data or data for fraudulent purposes, may result in access restrictions.

6. Intellectual property

All content on the propyte.com website, including but not limited to: logos, images, texts, designs, source code, names and trademarks, are the property of Propyte S.A. de C.V. or their respective owners and are protected by Mexican and international intellectual property laws.

Reproduction, distribution, modification or commercial use of any site content without prior written authorization from Propyte is prohibited.

7. Limitation of liability

Propyte shall not be liable for:

• Direct, indirect, incidental or consequential damages arising from the use or inability to use the site.
• Investment decisions based on information published on the platform.
• Breaches by developers or third-party advertisers.
• Technical interruptions, system errors or data loss.
• Content from third-party websites linked from propyte.com.

8. User conduct

The user agrees to use the site lawfully and not to:

• Interfere with the operation of the site or its servers.
• Introduce viruses, malware or any malicious code.
• Scraping, mass data extraction or unauthorized automated access.
• Impersonate other individuals or entities.
• Use the platform for illegal activities or activities that infringe third-party rights.

9. Modifications

Propyte reserves the right to modify these Terms and Conditions at any time, publishing the updated version on this same page. Continued use of the site after modifications are published implies acceptance of the new terms.

10. Applicable law and jurisdiction

These Terms and Conditions are governed by the laws of the Estados Unidos Mexicanos. For any dispute arising from the use of the platform, the parties submit to the jurisdiction of the competent courts of the city of Playa del Carmen, Quintana Roo, México, renunciando a cualquier otro fuero que pudiera corresponderles.
