Nature of published figures
Projections, simulations and return ranges shown on the site are estimates based on historical market data, public comparables and user assumptions. They do not constitute a guarantee of returns or financial recommendation. Past returns do not guarantee future results.
Scope of the financial simulator
The financial simulator allows projecting estimated ROI, down payment, monthly payments and appreciation based on parameters the user defines: price, down payment, term, appreciation rate, rental scenario. Results are referential. They do not include acquisition tax, notary fees, bank trust (when applicable), management commissions or insurance, unless the user explicitly includes them.
Data sources
When we publish aggregate market figures (ROI, appreciation, demand, etc.), we cite the source and the update date. As of this version, Propyte does not hold active commercial licenses with Softec or AMPI Q.Roo — published ranges are based on internal comparables and public data. When commercial licensing exists, sources will be updated with the report name and publication date.
Purchase by foreigners
The Quintana Roo coastal area is in a federal restricted zone. Foreigners purchase property through a 50-year bank trust (renewable). Propyte facilitates the process but is not a notary or banking institution. Specific costs and procedures are confirmed by the notary and the assigned trustee institution.
Development validation
Every development in the Propyte portfolio goes through the SOP-3.2 Scorecard (see /metodologia). The validation is documented and internally auditable. It does not constitute a guarantee of the development's future performance nor does it ensure specific availability, pricing or sale terms — those terms are set by the developer in their contract.
Limitations and liability
Propyte operates as a real estate marketplace and commercial advisor. We do not guarantee specific returns, appreciation or occupancy. Data is subject to update. The final purchase decision and verification of information are the responsibility of the buyer and the professionals supporting them (notary, accountant, legal advisor).
