Cargando…Every development in the Propyte portfolio goes through a documented strategic validation with five mandatory criteria. If one criterion fails, the development does not enter. This page summarizes how the process works.
Each criterion has a documented rubric with verifiable sub-points. The review is signed by one member of the legal team and one of the commercial team.
We verify the master deed, trust status (when applicable), legal incorporation of the developer, current tax registration and anti-corruption review. If the deed is unclear or active litigation exists, the development is not listed.
We review the developer's track record of previous deliveries, purchase contracts and documented guarantees. If there is no verifiable track record or the contract does not protect the buyer against delays, an addendum is required before listing.
We compare the per-square-meter price against the zone average, adjusting for amenities and stage (presale/construction/delivery). If the price falls outside the range without clear justification, it is documented and communicated to the client before the sale.
Site visit (or photographically documented progress), review of specifications, material quality and validation of committed progress. If there is a gap between what was committed and delivered, correction is required before continuing.
Real demand analysis by zone, expected occupancy (short and long term), typical buyer profile and resale potential. We do not promise ROI without methodology — we only discuss honest ranges with available data.
The development is not published in the portfolio. If the developer can remedy (e.g. contractual addendum, additional evidence), the review reopens. If it cannot be remedied, the development stays out. We do not make exceptions for commercial pressure.
Every SOP-3.2 Scorecard carries the signature of one legal team member and one commercial team member. The validation is internally auditable and can be shared with the client upon request.
